How do I restrict customer access to select products only ? One possible is to create separate subdomain for each customer and enable only those products that a customer is allowed to access.
Any other solutions ? I am open to buy ready extension if available.

Block Products and Pages can do this. You can't select individual customers, but you can restrict based on Customer Group, so you could create individual customer groups for each customer. After that, you'd just have to set the restrictions in the extension for each customer with a "Customer Group is" or "Customer Group is not" rule.
This probably wouldn't work well if you have a lot of customers and products, but if your site is relatively limited in size, it should be a solution.
